We are not affiliated with, endorsed by, or officially connected to the Ryder Cup, European Ryder Cup Ltd, the PGA of America, or Adare Manor Hotel & Golf Resort. All event-related trademarks and brand names referenced on this site are the property of their respective owners and are used solely for the purpose of describing the location and context of listed properties.
These terms describe the platform's published rules in plain English. The binding terms for any individual letting are set out in the Master Booking Agreement signed by the homeowner and the guest, which prevails over this summary. These terms are under ongoing legal review and may be updated.

1. About Us & Our Role

Adare Residences is a trading name of Vowchi Limited, registered in Ireland (Company No. 801752). Registered address: Unit 7B, Castletroy Park Retail Park, Limerick, V94 TKD3, Ireland.

Adare Residences is a technology platform. All lettings are agreed directly between homeowners and guests; all payments are processed and held by Stripe, a regulated payment institution. Vowchi Limited is not a letting agent and is not a party to any letting. We do not own, manage, or take possession of listed properties, we do not hold client money, and no member of our staff decides the outcome of any dispute between the parties — funds move only under the published rules described below. Homeowners are responsible for short-term-let registration and their own legal compliance.

2. The Booking Process

  • Every listing displays a guide price (set by the homeowner within the published band around the market estimate) and a secure price. Guests may offer any amount; the letting is agreed between guest and homeowner directly.
  • Offers are handled by published, uniform, software-enforced rules: an offer below the listing's published minimum (where the homeowner has set one; it can never exceed the guide price) is declined automatically; an offer below the secure price may be accepted or declined by the homeowner at their sole choice; an offer at or above the secure price is accepted automatically and the letting proceeds at the secure price. By publishing a listing, the homeowner commits to letting at the secure price if a guest offers it.
  • When an offer is accepted, a Master Booking Agreement is generated for digital signature by both parties. It sets out the full payment schedule, the two-sided cancellation consequences, the security-deposit rules, the damage schedule, house rules and occupancy terms — all before any payment is made.
  • Prices are quoted in Euro (€). The platform's fee is a flat 10% of the letting price, disclosed before signing.

3. Payments

All payments are processed by Stripe on a published schedule. Funds are held and released by Stripe according to pre-agreed automated rules — never at the discretion of Vowchi Limited or its staff:

  • Booking deposit (25%) — paid when both parties sign; transferred to the homeowner. This secures the letting for both sides.
  • Balance (75%) — collected automatically 85 days before the event and held by Stripe; released to the homeowner after check-in.
  • Security deposit — the amount shown on the listing, collected automatically 30 days before arrival and held by Stripe; refunded automatically 72 hours after checkout unless a damage claim is filed (see section 6).

No held funds remain with Stripe longer than 85 days from collection; any funds still held at that point are automatically returned to the payer.

4. Guest Cancellation

  • The booking deposit is non-refundable on guest cancellation.
  • Liability for the balance is tiered by how close to the event the cancellation occurs, as set out in the Master Booking Agreement.
  • We recommend travel insurance to cover unforeseen cancellations.

5. Homeowner Cancellation

A confirmed booking is a firm commitment. If a homeowner cancels a signed booking:

  • They must repay the guest double the booking deposit received — the deposit back, plus the same amount again as pre-agreed compensation.
  • Cancellation within 90 days of the event adds liability for the guest's replacement cost difference: the extra cost of booking a comparable property.
  • If the property is re-let for the same dates within six months of cancelling — through any channel — the homeowner's liability increases to at least the full price difference achieved, as set out in the Master Booking Agreement.
  • The property is delisted for the event and cannot be re-listed on the platform for the same dates. The platform provides the guest with a complete evidence pack (signed agreement, timestamps, payment records) supporting enforcement.

6. Security Deposit, Condition Evidence & Damage Claims

The platform uses a published, evidence-based process. No Vowchi staff member assesses or decides any claim:

  • Condition videos: guests record a timestamped video of the property on the platform within 24 hours of check-in and again at checkout. These are the primary evidence of condition. Matters not shown in the videos may be presumed in the homeowner's favour, as set out in the Master Booking Agreement.
  • Property issues: guests must report property issues within 24 hours of check-in, referencing the check-in video.
  • Damage claims: homeowners must file any claim within 72 hours of checkout, itemised against the pre-agreed damage schedule in the agreement (unlisted items require independent repair quotes or receipts).
  • Settlement: amounts the guest accepts are deducted from the held security deposit automatically. Any item the guest disputes is referred to the independent adjudicator named in the agreement — never decided by Vowchi Limited.
  • Major damage (e.g. fire, flood, structural) is addressed through the insurance and damage-protection requirements in the agreement, not the security deposit.

7. Guest Responsibilities

  • Treat the property and its contents with care and respect.
  • Comply with the house rules in the Master Booking Agreement.
  • Record the check-in and checkout condition videos and report any issues within the stated windows.
  • Do not exceed the maximum guest capacity stated in the listing.
  • You are liable for damage caused during your stay beyond normal wear and tear; the agreement's damage-protection requirements apply to loss beyond the security deposit.

8. Property Owner Obligations

By listing a property on Adare Residences, the property owner agrees to:

  • Ensure the property is accurately described, photographed, and represented in all listing materials.
  • Maintain the property in a clean, safe, and habitable condition for the duration of any confirmed booking.
  • Hold appropriate insurance for short-term lettings, including public liability cover, and provide proof when required by the platform.
  • Comply with all applicable local regulations, short-term-let registration requirements, planning permissions, and tax obligations related to short-term rental income.
  • Honour confirmed bookings — see section 5 for the consequences of cancellation.
  • Provide accurate check-in instructions and be available (or appoint a representative) for guest queries during the stay.

9. Limitation of Liability

Vowchi Limited provides the platform software. We are not liable for:

  • The condition, safety, or suitability of any listed property.
  • Any loss, damage, or injury arising from a guest's stay.
  • Actions or omissions of property owners or guests.

Our liability is limited to the platform fees received for the relevant booking.

Adare Residences is not affiliated with, endorsed by, or officially connected to the Ryder Cup, European Ryder Cup Ltd, the PGA of America, or Adare Manor Hotel & Golf Resort. References to the Ryder Cup and related events on this site are made solely to describe the geographic and temporal context of the accommodation listings. No sponsorship, partnership, or official association is implied. All trademarks and brand names are the property of their respective owners.

11. Intellectual Property

All content on this website, including text, images, logos, and design, is owned by Vowchi Limited and protected by intellectual property laws. You may not reproduce, distribute, or use any content without our prior written consent.

12. Governing Law

These terms are governed by the laws of Ireland. Any disputes shall be subject to the exclusive jurisdiction of the Irish courts.
